Can I live here permanently?

The Thatches Holiday Village is open 12 months of the year and you are welcome to take a holiday or break here at any time. However, as this is a development for second homes, it cannot be used as your main residence.

We offer an 80-year licence of the land. This means that as a lodge owner, you are guaranteed to retain your lodge at The Thatches Holiday Village for 80 years.

How large is the holiday village?

The Thatches is set in over sixteen acres of landscaped gardens and mature woodland with stunning views over the Dartmoor countryside.

What facilities are available at The Thatches?

All our lodge owners have free access to our indoor swimming pool, gymnasium, games room and children's play areas.

What is included in the price of a lodge?

When you buy a brand new holiday lodge, the size, layout and interior design can be completely tailored to your requirements. The lodge will be fully furnished with loose and fitted furniture, as well as floor coverings and soft furnishings. The cost of siting your home is also included in the total price (i.e. bringing your lodge from the manufacturer to The Thatches and securing it on its base). All new lodges will be connected up to the mains services including water, electricity, gas. All our lodges enjoy a private garden with parking facilities near to each lodge.

What other costs are there?

An annual site fee is payable on each property, which currently starts at £3,709.04 + VAT. This charge allows us to maintain the park to the highest standards, and includes lawn mowing of the individual gardens, Freeview television package, the benefits of our security systems, sewerage charges, rubbish removal and, of course, use of all the leisure facilities at The Thatches.

Is council tax payable? What about gas, electric and water?

The lodges are subject to business rates, currently around £215.00 per annum. Gas, electric and water is individually metered to each lodge and charged on a quarterly basis.

 How do we reserve a new lodge?

When purchasing a holiday lodge, a deposit of £2,000 (of which £1,000 is refundable within 14 days) is required to secure the property/plot. If purchasing a show home, the remaining balance will be payable two weeks before completion. If purchasing a new build, we request a further 30% payment on confirmation of the order and lodge specification. The final balance is payable two weeks before the completion date.

Can you rent out my lodge?

Renting is permitted through The Thatches management service, we do the hard work and make it nice and easy for you  - further terms and conditions are available upon request.

What return can I expect to earn through renting my lodge?

As a guide, we would anticipate you should be able to earn 5 percent yield on your investment.

What quality can we expect from the lodges?

All our Holiday Lodges are built to British Standard BS3632 and are covered by a free Gold Shield Ten Year Warranty. All properties are double glazed, with LPG central heating, and are fully insulated to NPHC (National Park Homes Council) standards with a 10 year manufacturer?s guarantee. The lodges come fully furnished, with all kitchen appliances having a 12 month warranty. BT lines are already installed, and simply need to be connected. All properties have smoke alarms, CO² detectors and intruder alarms for peace of mind. Door and window frames have a 5 year guarantee, the double glazing has a 5 year guarantee and the roof is guaranteed for 30 years.

Will my lodge be secure when I am not there?

Yes, we have a private access controlled entrance and CCTV coverage throughout the park.

Do you allow dogs on your parks?

The Thatches is a pet friendly holiday park, and we allow one well behaved dog per lodge.

Dogs must be kept on a lead at all times (unless in the dedicated dog area) and prevented from fouling.

In accordance with the Dangerous Dog Act 1991, the following breeds of dogs are not permitted anywhere on the park at any time: Pitbull, Dogo Argentino, Fila Braziliero, Alsation, doberman as well as any other breed at the managers discretion.

What happens if I want to eventually sell my property?

In the unlikely event that you wish to sell your lodge, we will work with you to help sell your property. A transfer fee of 10% on the sale value of your property is charged. (This transfer fee is not comparable with commission payments made to Estate Agents etc. rather, it reflects the fact that the plot occupied by the lodge and the amenities of the park add to the resale value of your lodge).

When can we view the Thatches Holiday Village and the show homes?

You are welcome any time during office hours, however to ensure someone is available to answer your questions and help you make the most of your visit, it is advisable to ring and make an appointment. The office opening hours are as follows.
Monday ? Friday: 9.00am to 5.00pm
Saturday: 10.00am to 5.00pm
Sundays & Bank Holidays: 11.00am to 4.00pm
